Description

The Broadway is a two-and-a-half storey Second Empire building at 246 Broadway Boulevard, Grand Falls with a mansard with many gabled dormers. Once a hotel, it is currently used as an apartment building.

Heritage Value

Built in 1901, this massive two-and-a-half storey Second Empire-style commercial structure was formerly known as the Second Grand Falls Hotel. Originally, this building was even larger and more elaborate, with a prominent domed cupola and an imposing two-storey mansard roof with many dormers. However, in the 1980s, a fire ravaged the building. As a result of the damages, the cupola and two-storey roof that once sat atop the building were removed, with the latter being replaced by a simple one-storey roof. Nonetheless, the building retains its formidable presence with its large size and Second Empire style.

In the present, the building is called "The Broadway" and hosts apartments.

- Rectangular two-and-a-half storey symmetrical massing
- Mansard roof with broad eaves
- Gable dormers that break the eaves; three on front and back façades and eight on sides
- Twin bay windows on second storey balcony
- Clapboard siding
- Brick exterior with pilasters on first floor of front façade

Additions/Major Alterations

Originally, the building had a two-storey mansard roof with a second row of dormers and a large cupola. Following fire damages in the 1980s, it was removed and replaced with a less elaborate one-storey roof.
